Beachwood enters into preliminary development agreement for former Fairmpount Temple site

Beachwood, Ohio In order to construct at least 80 dwellings on the site of the former Fairmount Temple, the city has declared that it has begun the initial phases of a development agreement.

For the planned residential renovation of the former temple property, 23737 Fairmount Blvd., an agreement was made with the teams of The Orlean Company, Payne and Payne, and Heritage Development.

In keeping with the city’s goal of adding homes that enable residents to age in place, the homes, which are mostly single-family units, will have accessibility-focused amenities.

When it comes to home-buying prospects, current Beachwood residents will be given preference, to the extent that this is permitted by law.

In June 2024, Beachwood paid $8 million to acquire the 17-acre property from the old Anshe Chesed Fairmount Temple.

The property was sold by Fairmount Temple shortly before it merged with The Temple-Tifereth Israel in July 2024, creating Congregation Mishkan Or, which is situated at 26000 Shaker Blvd. in Beachwood.

A letter of intent (LOI) has been signed by the development team and the city of Beachwood. The groundwork for formal, legally binding development agreement negotiations is established by this letter of intent.

A 60-day period of exclusive negotiations will now commence between the development team and the city. The developers and the city will work together during this time to complete a development agreement that realizes the city’s goal of creating a first-rate residential neighborhood on the property.

For the redevelopment of the property, the LOI provides a specific residential concept that asks for the construction of 1,800–2,300 square foot residences.

The development’s aging-in-place and long-term accessibility objectives will be supported by featured facilities such as laundry rooms, first-floor primary suites, and few stairs.

In a city release, Mayor Justin Berns stated that this milestone is a significant step toward turning the Fairmount Temple land into an age-targeted, well-planned residential neighborhood that will serve the needs of both present and future Beachwood residents.

“We are honored to have been chosen to reimagine the former Fairmount Temple site on behalf of our partnership—The Orlean Company, Heritage Development Company, and Payne & Payne,” stated Ken Lurie, principal of The Orlean Company. We approach this exciting chance to add long-term value to Beachwood with a deep regard for the site’s significance and history.

Since a large portion of our staff was born and raised in Beachwood, this project holds particular significance for us.

Our goal is to build a well-planned, superior neighborhood that embodies the ideals and goals of the city we have long called home.

The developer will create a specific legal entity with the financial means to finish the project as part of the agreement. The developer will cover all of the city’s third-party costs associated with the project.

According to the city, as talks progress and the official development agreement is completed, additional information about the project will be made public.
