Brooklyn grants preliminary site approval for new single-family housing developer

BROOKLYN, Ohio — For the first time since the ‘90s, a developer is planning major residential construction in Brooklyn.

Brooklyn Rabbit Run LLC recently received preliminary site approval for 62 townhomes spread out across three different properties.

“The site plans look to be completed, but there’s a two-step process,” Brooklyn Mayor Ron Van Kirk said.

“They have preliminary site plan approval. Next, they have to come back for final site plan approval.”

The project includes 2 acres of vacant land located at 8707 Memphis Avenue (20 units), 1.1 acres on Memphis Avenue east of North Amber Road (24 units) and 1.5 acres on Rabbit Run Drive (18 units).

“It’s a very unique project,” he said. “In order for a developer to come in, obviously, they have to make money. So you need velocity and you need numbers.

“By putting these three parcels together, that was enough to get a builder to come in and build them out. Even though it’s on three different locations, they’re looking at it as one project.”

Once approved, Ryan Homes will build its Wexford townhomes — starting at 1,650 square feet — that have a beginning price point in the mid-$300,000s.

​The mayor said early on in the discussion his concern was about creating affordable housing in Brooklyn.

In fact, he asked the developer whether the townhome asking price was too high.

“They showed us their market analysis,” he said. “There’s such a housing shortage in this area that they could build double this amount and still have no problem selling them.

“So there’s a huge demand, especially for this type of housing. We don’t have anything like this in Brooklyn.”

The mayor is hopeful the residential construction could begin as early as later this year.

Brooklyn City Council President Kathy Pucci previously told cleveland.com, “It’s pretty exciting for Brooklyn.

“It’s a positive step forward for some new residential options for people in our community.”
